The Design team has full responsibility for design within the office contributing to early conceptual design phases. The team ensures continuity and quality at every stage of a project, as well as encouraging the sharing of expertise across the project teams.

Stage 1: Strategic Definition

The client’s business case and strategic brief are assessed to ensure they have been properly considered’ and the scope of the project is defined.

Stage 2: Preparation and Brief

Involves developing the initial project brief, carrying out feasibility studies and assembling the project team ready for concept design to commence.

Stage 3: Concept Design

Represents the design team’s initial response to the project brief.

Stage 4: Developed Design

Detailed design stage. Preparing the ‘developed design, including coordinated and updated proposals for structural design, building services systems, outline specifications, cost information and project strategies in accordance with the design programme.’

Stage 5: Technical Design

Project activities that take place after the detailed design (or ‘developed design’ or ‘definition’) has been completed, but before the construction contract is tendered or construction begins.

Stage 6: Construction

Carrying out of any building, civil engineering or engineering construction work.

Stage 7: Handover and Close-out

Handover of building and conclusion of building contract’ including updating ‘as constructed’ information, commissioning, training and perhaps post-occupancy evaluation following the ‘soft landings’ process.
